In May 2024, we engaged Greg Hanner to sell our home on the Niantic River. We interviewed 4 agents with proven success in selling waterfront homes. Key criteria to choose our listing agent were: Robust sales record Sales success in our local market Strong knowledge of the local market and competing housing inventory Marketing savvy, especially expertise in social media, online marketplaces and writing/video-making Personality and relationship comfort level Greg outperformed the other agents in each category. Moreover, he brought a background as a former home builder, which allowed him to appreciate – and promote – the higher-end features of our home’s construction to prospective buyers. In pricing, Greg offered a realistic range, knowing our home had few comparable listings. He asked for our desired sales price and agreed it was appropriate for the home’s size, location and value. Greg narrated and filmed a video walk-through of the house and grounds. His voiceover was folksy and confident; he showcased our home’s many features and used the video – including dramatic drone images – to highlight key selling points, especially the riverfront lawn, the rooftop solar array, 2 decks and bluestone patio. Greg developed a plan and schedule for our home’s listing. He suggested a coming-soon approach, in which the home’s listing would be launched online 5 days before the formal listing drop date. He said such a teaser campaign would build interest in advance of the live listing, and drive prospects to schedule showings once the listing went live. This campaign delivered immediate results. On the first day of the listing’s active status, he had 3 showings; 2 more were slotted for next day, and a 6th for the following day. The listing went live on a Friday and we had a buyer’s contract – at full price – Sunday.
